Village Planning Board reviews applications for new single-family homes and accessory apartments

The Ellicottville Village Planning Board gathered for their monthly meeting this past Tuesday, May 11th. The agenda included three public hearings and seven items of business, with a main focus on architectural additions throughout town. 

The discussion began with an application for a new single-family home, to be located at 13 Elizabeth St. Following the initial proposal from the project’s designer, the Planning Board requested for various changes to be made to the property. The biggest modification regarded the garage of the house, which was asked to be pushed toward the back of the property. Although the board wished the garage was flush with the side of the house, the adjustment made to it by the designers satisfied the guidelines of the project. Upon an agreement that certain cosmetic conditions must be met by the property designers, the Planning Board approved the application for the home. 

The second item on the agenda was tabled due to a recent moratorium regarding lockout rooms. The project in discussion was set to add a bed and bathroom to the garage of 31 East Washington St. The Planning Board plans on reviewing all applications for lockout rooms at a later date. 

The last item for public hearing surrounded an application for an accessory apartment at 37 Mill St. The project’s applicant is looking to renovate the building’s housing unit along with adding a patio and an additional apartment, bringing the total to three apartment units. The Planning Board approved the application following a uniform vote. 

New business began with an application for a new single-family home set to be built at 74 Elizabeth St. Upon review of the project’s blueprints, Village Planner Gary Palumbo had concerns over the possibility of a residential unit on top of the two-car garage. The project’s architect confirmed the garage will not be used for anything but storage for cars and equipment. The home’s design proposal is simple and discussed in detail, with no major issues brought up. After further discussion, the Planning Board motioned to progress with the application at a future agenda set for June.

The next item of new business involved the addition of an accessory apartment to 1 Monroe St. The applicant is looking to add an apartment unit to the existing garage of the home. The Planning Board directed the applicant to a Special Use Permit required for the project. Shortly after the discussion, the board voted to move the application to a future public hearing meeting. 

Before continuing on, the Planning Board decided to quickly move forward with the rest of the agenda as the timed video-call reached its final 10 minutes. The remaining items of new business included the proposal of a new single-family home for 8 Fillmore Dr. along with a Sign Permit for Dead Space Novelties, Music and Cigars. The home project was voted to be moved for a public hearing at a later date, while the permit for the new business set to be opened above the property of Public House was approved.
