New Fitness & Wellness Center receives Village Approval

The October Meeting of the Ellicottville Village Planning Board opened with a Public Hearing on an application by Brad Poole, to open a fitness and wellness center. 

There was one comment from the public by Jack Kramer, “I am in favor of the project and have reviewed the plan. It will be a nice addition to Ellicottville and the neighborhood.” There were no further comments from the public. The Planning Board closed the Public Hearing.

The proposed fitness and wellness center will be located at 5 Park Avenue in the Village Industrial District. This is an allowed use with a Special Use Permit. There were a couple questions surrounding parking and the calculations based on employees and clients. It was determined that this would need to be sorted out with the applicant, building owner, Code Enforcement Officer and Village Engineer. The Village Planner noted that this was a good reuse of a building in the Industrial District. There was a motion to approve the Special Use Permit with the following conditions: all refuse conditions are to be met, any State or County Health Department regulations as they apply to COVID restrictions will be met, the applicant will provide security cameras to monitor activities inside and outside after hours and that the parking plan will be approved by the CEO and Village Engineer before issuing the final approvals. There was a second and ayes carried.

In regard to the single family home proposed at 13 Elizabeth Street, there was a motion to close the Public Hearing, which was left open last month to give the applicant more time. The Planning Board has 62 days to act and per the Village Planner the applicant is reworking the design to better adhere to the Village Zoning regulations. The motion to table the matter was approved.

Lastly, there was an application for a hanging sign for the new He Shed/She Shed to be located at the former Gin Mill Mercantile. All of the Village sign requirements have been met. The motion to approve was passed.
